Gentlemen:
In July of 1976 your office issued a faithful performance bond in
favor of Ira and Marguerite Kirkorian, posted by the American In-
surance Company, for street improvements in Winchester Boulevard.
This bond (No. 6298346), in the amount of $10,750.00, was to
guarantee performance of work described in an agreement with the
City identified as No. S 76-18.
Since that time, the Kirkorians have sold the property and the
obl igations specified in the agreement have become the responsi-
bility of the new owners. They have posted their own bond; thus
you may cancel the one posted for the Kirkorians.

Section 21.42.090 of the Campbell Munjcipal Code reads as follows:
Any approval granted under this section shall expire one year after the
date upon which such approval was granted, unless an extension for such
approval is obtained by making written application for same to the
Planning Commission at least fifteen (15) days prior to the expiration
date of such approval.
No building permit shall be issued after the expiration date of any approval
until a new approval has been obtained in the manner provided for in this
Chapter.

Property to be fenced and landscaped as indicated and as added in
"redll on plans.
Landscape plan indicating type of plant material, location of hose
bibs or sprinkler system and type of fencing to be submitted for
approval of the Planning Director prior to final map being recorded.
Landscape plan to indicate type of curbing to protect landscaping
from on-site and off-site traffic.
Landscaping shall be maintained in accordance with the approved
landscape plan.
Refundable cash bond in the amount of $3,500 to be posted to insure
landscaping within 60 days after filing of final map for the Porshe
House to the north.
Refundable cash bond in the amount of $5,000 to insure landscaping
on the Kirkorian Center to the south to insure the completion of
landscaping within 60 days after the filing of the final map.
The applicant is notified as part of this appl ication that he is required to
meet the following conditions in accordance with Ordinances of the City of Campbell.
A
All par~ing and driveway areas to be developed in compl iance with
Section 21.50 of the Campbell Municipal Code. All parking spaces to
be provided with appropriate concrete curbs or bumper guards.

Underground utilities to be provided as required by Section 20.16.070
of the Campbell Municipal Code.

Plans submitted to th~ Building Department for plan check shall indicate
clearly the location of all connections for underground util ities,
including water, sewer, electric, telephone and television cables, etc.

Sign appl ication to be submitted in accordance with provisions of the
sign ordinance for all signs. No sign to be installed until appl ication
is approved and permit issued by the Building Department.

Ordinance No. 782 of the Cdmpb~11 Municipal Code stipulates that any
contract for the collection and disposal of refuse, garbage. wet garbage,
and rubbish produced within the I imits of the City of Campbell shall
be made with Green Valley Disposal Company. This requirement applies I
to all single family dwell ings, multiple apdrtn~nt units, to all
commercial, business, industrial, manufacturing, and construction
establishments.

Trash container(s) of a size and quantity necessary to serve the devel-
opment shall be located in arecd~) approved by the Fire Department.

BEING A RESOLUTION AUTHORIZING EXECUTION
OF IRA AND MARGUERITE KIRKORIAN AGREEMENT.
WHEREAS, there has been submitted to the City Council
by Ira and Marguerite Kirkorian, husband and wife, an
agreement for the development of their real property in
accordance with prescribed conditions; and,
WHEREAS, by the terms of said agreement, and con-
currently herewith they have submitted grant deeds of
certain portions of their property for street purposes;
.
NOW, THEREFORE, BE IT RESOLVED by the City Council
that the Mayor be and he is hereby authorized to execute
the said agreement on behalf of said City; and
BE IT FURTHER RESOLVED that the grant deed submitted
in connection therewith be and the same is hereby accepted.
