Current Planning Mr. & Mrs. Steve Wegner 1384 York Avenue Campbell, CA 95008 May 8, 1998 RE: Review of a Pre-application (PA 98-32) pertaining to a proposed addition to an existing single family residence on property located at 1384 York Avenue Dear Mr. & Mrs. Wegner: The City has completed review of your pre-application (PA 98-32) for the proposed addition to your existing residence located at 1384 York A venue and has determined that the following information and revisions must be submitted in conjunction with your plan submittals to obtain building permits: Planning Division: I. Please show the proposed setbacks from the property lines to the proposed second story addition wall lines on the plot plan. In addition, please show the setback dimensions on the plot plan from the first story and second story walls. The subject property is located in an R-I-9 (single-family residential, minimum 9,000 square foot lot size) zoning district in the San Tomas Area and is a legal, non-conforming lot in that the lot is less than the minimum required lot size. As a legal non-conforming lot, the property owner may use the side and rear yard setback requirements and the lot coverage requirements of the zoning district in which the lot would be conforming, which is R-I-6 in this case. Please find enclosed a copy of the San Tomas Area Building Guidelines for applicable development standards. 2. Please show details of the exterior materials to be used on the addition, including type of siding, type of windows, details around the windows, and roof material. These materials should be consistent and compatible with homes in the SanTomas Area. 3. Please provide a roof plan. . 4. Please indicate the percentage of lot coverage and floor area ratio currently existing and proposed on . the property. 5. Please modify the proposed complex window fenestration exhibited along the front elevation of the home. Such complex window designs are not features commonly found within the San Tomas Area and are not consistent with the SanTomas Area Neighborhood Plan. Public Works Department: 6. Preliminary Title Report: Prior to issuance of any grading, drainage, or building permits for the site, the applicant shall provide a current Preliminary Title Report. 7. Public Service Easement: Prior to issuance of any grading, drainage, or building permits for the site, the applicant shall grant a 10 foot Public Service Easement on private property contiguous with the public right-of-way along the York A venue frontage. The applicant shall cause all documents to be prepared by a registered civil engineer/surveyor and submitted to the City for review and recordation. 9. Street Improvements: Prior to issuance of any grading, drainage or building permits for the site, the applicant shall cause plans for public Street Improvements to be prepared, pay fees, execute a street improvement agreement, post security and provide insurance, as necessary, to obtain an encroachment permit for construction of the improvements required by the City Engineer. 10. Utilities: All new on-site Utilities shall be installed underground per Section 20.36.150 of the Campbell Municipal Code for any new or remodeled buildings or additions. Applicant shall comply with all plan submittals, permitting, and fee requirements of the serving utility company. 11. Utili tv Installation Plan: Prior to issuance of building permits, a applicant shall submit a Utility Installation Plan and Schedule for approval by the City Engineer for installation of all utilities. Streets which have been resurfaced within the previous 5 years will require boring and jacking for all new utility installations and will also require a pavement restoration plan for approval by the City Engineer prior to any utility installation. 12. Storm Drain Area Fee: Prior to issuance of any grading, drainage, or building permits for the site, the applicant shall pay the required Storm Drain Area fee. The current fee is $2,000 per acre. 13. Site Plan: Prior to the Public Works Department preparing formal Conditions of Approval, the applicant shall provide a complete and accurate Site Plan.
