Dear Mr. Peterson
The Planning Division has approved your sign application for a Modification to the
previously approved Master Sign Plan for the Kohl's and Bed Bath & Beyond Center
located at 515 and 525 E. Hamilton Avenue. The Community Development Director
finds that the Modified Master Sign Plan complies with the design criteria of Section
21.30.030 (G) (2) of the Campbell Municipal Code and the previous Master Sign Plan
approved by City Council Resolution No. 10332. The Director further finds:
1. That the signs are consistent with the requirements of this Chapter.
2. That the size, shape, color, and placement of the signs are compatible with the
buildings they identify and are compatible with the visual characteristics of the
surrounding area so as not to detract from or cause to decrease the value or quality
of adjacent properties.
3. That both the location of the proposed signs and the design of their visual elements
(lettering, words, figures, colors, decorative motifs, spacing, and proportions) are
legible under normal viewing conditions.
4. That the location and design of the proposed signs do not obscure from view or
unduly detract from existing or adjacent signs.

5. That the location and design of the proposed signs (e.g., size, shape, illumination,
and color) are compatible with the visual characteristics of the surrounding area so
as not to detract from or cause to decrease the value or quality of adjacent
properties.
6. That the location and design of signs in close proximity to any residential district
does not adversely affect the quality or character of the residential area.
The Master Sign Plan has been approved subject to the following conditions of
approval:
1. All proposed signs, modifications and changes of copy/logo shall conform to the
Master Sign Plan.
2. Any proposed variations, modifications or additions to the Master Sign Plan shall
require a modification to the approved Master Sign Plan.
3. All new individual tenant signs shall receive approval of a Sign Permit from the
Planning Division and any necessary building permits from the Building Division
prior to sign installation for review with conformance with the Master Sign Plan and
all applicable codes and regulations.
4. All signs for the development shall be fabricated and installed per the approved
Modified Master Sign Plans stamped as approved by the Planning Division on April
28, 2006.
5. The signs shall be maintained in good condition at all times and shall be repaired or
replaced as necessary.
