Dear Mr. Nuccio,
The Planning Division has reviewed and conditionally approved your sign program
application for La Valencia Apartments at 350 Budd Avenue. The approval is subject to
the following Conditions of Approval:
1. The applicant shall obtain any necessary building permits from the Building Division
prior to sign installation.
2. This sign permit shall expire six months from the date of approval unless the signs
have been erected.
3. The sign shall conform with the enclosed approved plans in terms of colors, size, and
proportions.
4. All unapproved vinyl or banner signs shall be removed within 10 days on or before
January 19, 2003.

Dear Mr. Nuccio,
The Planning Division has reviewed your revised sign program application for La
Valencia Apartments at 350 Budd Avenue. The sign program can not be approved at this
time because the proposed signage exceeds the maximum display area allowed under the
Campbell Municipal Code.
Multifamily Residential Developments are allowed a total display area for all signs no
greater than eighty square feet and no single sign shall have a display surface greater than
forty square feet. Freestanding signs shall not project over public property nor be more
than six feet high. Informational or directional on-site signs directing and guiding traffic
and parking on private parking, but bearing no advertising matter are exempt from the
total display area.

Freeway or expressway oriented signs require approval of the Planning Commission and
City Council. Applications will be considered by the City Council upon recommendation
from the Planning Commission. The Planning Commission will review the application in
the same manner as architectural and site approval applications and in accord with the
following guidelines:
1. Permanent signs oriented to freeways or expressways shall be limited to
identification of on-site businesses.
2. The applicant shall demonstrate that the business operation is dependent upon
freeway or expressway identification and that denial of said identification
would cause an undue hardship.
3. The applicant shall demonstrate that the signage is necessary due to limited
visibility of the parcel due to its shape and the location or other factors unique
to the site.
4. The sign shall be the minimum height and size necessary to achieve visibility
from the freeway, expressway or public facility.
5. The sign shall not move, nor be animated, nor have flashing or moving lights.
6. Additional landscaping or architectural modification may be an added
condition of approval of said signing to screen the sign or its supporting
structure or to soften and/or enhance the appearance of the sign or the site as
viewed from off-site locations.

The Planning Commission has the authority to approve larger, higher or more signs when
it finds the following:
1. The use or uses for which the signs are to be erected would not be
adequately identified;
2. The site is unusually difficult to locate in comparison to similar uses
without exceeding standards provided in sign ordinance; or
3. The use is of such size and is so located in reference to surrounding uses
and/or the traffic circulation system that a larger, higher or temporary off-
site directional sign, or longer time period would best serve the public
welfare and would be in keeping with the principles and purposes of this
Chapter.
Please submit a revised proposal to the Planning Division. Include a revised site plan
indicating the location of the proposed signs and the letter sizes for each proposed sign
when you submit your revised sign proposal. I have enclosed a sign application with a
sign detail example for your use.
