This letter is to advise you that the zoning of the above referenced property located at 851
E. Hamilton Avenue is governed by the laws and regulations of the City of Campbell.
This property is currently zoned C-PD (Condominium Planned Development), which was
established by City Council Ordinance Number 1528 adopted on October 02, 1984
(enclosed). The current underlying General Plan designation is General Commercial.
The City of Campbell City Council approved the current development on October 28,
1984 by City Council Ordinance Number 1529 (enclosed). The approval was for a two-
story office building allowing the sale of individual office suites. The development is
consistent with the underlying General Plan.
Pursuant to the Campbell Zoning Code Section 21.l2.030(D), Planned Development
Zoning District, allowable uses determined to be consistent with the underlying General
Plan designation may be approved through either an Administrative Planned
Development Permit or by a Planned Development Permit. Uses that are not consistent
with the General Plan designation are prohibited.
The uses permitted for this development, with the approval of either an Administrative
Planned Development Permit or a Planned Development Permit are consistent with uses
that are either permitted uses or conditional uses within the C-l (Neighborhood
Commercial) and the C-2 (General Commercial) Zoning Districts (enclosed).

The office development is currently legal conforming as approved.
At this time, there are no active zoning violation complaints against the property. There
may be zoning and building violations that have not been discovered by the City of
Campbell.
A Certificate of Occupancy/Building Permit City was issued in conjunction with the
construction of the two-story office building. A copy of the Certificate of Occupancy is
enclosed.
