First Street File No.: PRE2003-00039 Pre-Application Review Dear Mr. Prianto, Thank you for your Pre-Application submittal for the improvements to the existing storage yard for San Jose Water Company located at 154 S. First Street in Campbell. Your application was distributed to the Public Works Department, Building Division, Planning Division, and the County Fire Department. The Planning Division comments are detailed below. The Public Works Department, Building Division and Fire Department did not have any comments or preliminary conditions of approval at this time. The subject property is presently zoned P-D (Planned Development) and is designated as Central Commercial on the City's General Plan Land Use Map. The existing storage yard is considered by the City of Campbell to be a legal, non-conforming use and is subject to the requirements of Section 21.66 (Non-Conforming Uses) of the Campbell Municipal Code. Non-conforming uses can continue as long as the use is not expanded or extended and cannot be abandoned for more than one year. Your proposal for the addition of four storage bins and a material dry out storage pond constitutes an expansion and/or intensification of the existing non-conforming use and is not permitted. If you have any questions about the comments contained herein, please feel free to contact me at (408) 866-2142 or via e-mail atmelindad@cityofcampbel1.com.
