Inc. 3001 Douglas Blvd., Suite 210 Roseville, CA 95661 Re: Architectural Modification Application File No: PLN2005-166 337 E. Hamilton Avenue Dear Mr. Lundy: The Planning Division has reviewed your application for the installation of an image program to revised the canopy and service building on the above referenced property. The proposed imaging program is not supported for the following reasons: 1. The program indicates the installation of a new canopy cover that is not architectural compatible with the existing service building and roof design; and 2. The proposed red banding of the canopy island is not found to be architecturally compatible with the site design nor the surrounding development. Corporate architecture is discouraged under the Campbell's General Plan in that corporate architectural styles and colors are difficult to blend into existing development. It is recommended that a revised design be presented that addresses the scale, materials, colors and building forms of the existing buildings and surrounding neighborhood. The existing canopy design relates better to the main building on the project site. Hamilton Avenue Dear Mr. Lundy: The Planning Division has reviewed your sign application for the replacement of existing signage on the above referenced property. The new signage consists of a new freestanding sign and price sign (No.9), a new price sign (No.12), two canopy mounted signs (No.B) and a new building sign (No.10). The proposed signing exceeds number provisions and height limitations of the attached sign ordinance and consequently is not supported. A review the sign proposal follows: 1) The proposed freestanding sign exceeds the maximum height limit of 14 feet and is not considered architecturally compatible to the site or the building. Additionally, the price portion of the sign exceeds the maximum sign area of 16 square feet. 2) Two canopy signs are proposed on the island structure. Corner properties are limited to one wall sign when the use is also identified by a freestanding sign. Consequently, the number of wall signs exceeds the provision of the sign ordinance. 3) The new building sign identifying auto care is consider an excessive number of wall signs. 4) The new price sign exceeds the 16 square foot limitation permitted in the sign ordinance.
