Response to your request for temporary use of 215Curtner Avenue for construction equipment
storage
Dear Mr. Lynam:
The Community Development Department has reviewed your letters dated March 19, 1998 and April
11, 1998 requesting approval to temporarily use property located at 215 Curtner Avenue as a
construction equipment storage yard. As you have stated in your letters, the temporary use of the above-
referenced property is needed only to provide additional construction equipment storage space while
construction is taking place for the removal and replacement of underground fuel tanks at West Valley
Construction Co.'s facility located at 580 McGlincey Lane. It is understood that the proposed use of
property at 215 Curtner Avenue will cease once the replacement of underground fuel tanks is completed
and that the proposed use will vacate the site on or before August 10, 1998. Upon review of your
letters, the Community Development Departtment has approved your request based upon the
information provided in the letters and that the proposed use is temporary and will be vacated from the
site no later than August 10, 1998.

Temporary Use Permit: The "Temporary Use Permit" shall terminate upon removal and
replacement of the underground fuel storage tanks or 5 months, whichever is less.

Dear Aki:
As per our conversation today, we would like to begin staging trucks and equipment on
the 215 Curtner Ave lot as soon as possible. We will be moved off of this property by
August 10, 1998. As stated in our previous letter we will be storing trucks, equipment and
some materials on this property. The trucks vary in size form a standard pick-up to a
larger flatbed crew truck which is approximately 25 feet long and 8 feet tall. The
equipment will be air compressors, water trailers and pipe trailers. The materials will be
6" and 8" pipe, valves, pipe fittings and telephone conduit. The material will be in
minimal quantities such as 500 feet of the various sizes. It will be stacked neatly and will
not be visible above the top of the slatted fencing.
Once again the reason this storage area is necessary is to minimize the impact on our
neighbors during the removal and replacement of our fuel tanks. We appreciate your

We have received all of the necessary permits for the removal and replacement of our
existing underground fuel tanks. We plan to proceed with the work on April 13,1998.
Due to the size of the excavation and the amount of material to be stockpiled our yard
space will be very limited. As a temporary solution, in order to continue to operate our
business and impact our neighbors as little as possible we have secured an additional
facility. The location of this facility is 215 Curtner Ave. A site plan of this facility is
included in this package.
We intend to use this facility to park trucks and equipment mainly during off hours and
store pipe materials. We will enter and exit the facility through the existing driveways on
Mc Glincey Lane. There will be approximately twenty-five vehicles at the facility most
of which will leave the site at approximately 7:00 A.M. and return at approximately 5:00
P.M. Some vehicles or equipment may remain in the facility during the day depending
upon the usage requirements. Night and Weekend activity will be limited to emergency
usage only and will be very minimal.

usage only and will be very minimal.
We believe that the removal and replacement of our fuel tanks will take approximately
two to four months. We intent to complete this project as timely as possible so that the
impact our neighbors and our operation is minimal. Upon completion we will no longer
need the additional yard space and we will terminate our temporary rental of the 215
Curtner Ave. property.
