Sign application (PLN2000-37) - 50 Curmer Avenue
Freestanding and building mounted signs for Budget/Storage USA
Dear Mr. Valenzuela:
The Planning Division has completed review of your application submitted on March 20, 2000
requesting approval for two (2) signs proposed to be located on property at 50 Curmer Avenue. One of
the proposed signs is a 49 square foot building wall sign to be located on the west elevation (front
elevation) of the building facing Curmer Avenue; the second proposed sign is a 12-foot high, 50
square foot freestanding monument sign to be located within the front yard setback of the mini-storage
facility development along Curmer Avenue. Upon review of the application, the Planning Division
has conditionally approved the 49 square foot building mounted sign to be located on the west
elevation of the building contingent upon the following provisions:
Approval is granted for the installation of one (1) 49 square foot building mounted, internally
illuminated pan channel sign advertising "Budget Storage USA" on the west elevation of the
building and shall comply with the plans as submitted by SignSource, Inc.
2. The applicant shall submit plans and obtain building permits for the sign as required by the
Building Division.
Upon review of the 12-foot high, 50 square foot freestanding monument sign, the Planning Division
cannot approve the proposed freestanding monument sign for the following reasons:
The proposed freestanding monument sign includes a readerboard. Per Chapter 21.53.030C(2)
of the Sign Ordinance, readerboard signs require approval by the Planning Commission.
Please see attached for your reference a copy of the City's Sign Ordinance (Chapter 21.53 of
the Campbell Municipal Code).
The proposed sign advertises a "truck rental" use, which is not a permitted use under the Site
and Architectural Review Permit (S 96-16) for the property. Prior to approval of signage that
advertises "truck rental" use, the applicant/property owner must obtain approval by the City
for truck rental use on the property. Please submit a descriPtion of the proposed "truck rental"
use to be conducted on site, including what the proposed "truck rental" use entails, hours of
operation, number of employees, number of trucks to be stored on site, duration rental macks

are to be stored on site, etc. The Planning Division requires that this information be submitted
so that we may notify Budget Storage USA of the proper approval process Budget Storage
USA will need to undertake prior to operation of the truck rental business on the property.
o
The proposed monument sign lacks architectural detail. Under Section 21.53.090 of the Sign
Ordinance, permanent signs are to be designed to be "architecturally compatible with and
suitable for the buildings and structures with which they are associated as well as the
surrounding area". In addition, "freestanding signs shall be of similar design, proportion,
materials and color as the associated building, so as to tie the two together." Planning Staff
recommends that the structure of the monument sign be modified to incorporate architectural
materials, color and details that are found on the building (i.e. addition of blue standing seam
metal "roof" on the sign, addition of blue metal trellis features on the sign structure, etc.) to tie
the two together.
If you intend to obtain approval of the freestanding monument sign as submitted, please note that
clarification of the "truck rental" issue must be resolved prior to approval of signage advertising the
"truck rental" use on the property. In addition, a letter must be submitted to the Planning Division
requesting that the sign application be considered by the Planning Commission for the readerboard
sign. Until the above-referenced items are resolved, the application is deemed incomplete. If you
intend to obtain administrative approval of the freestanding monument sign, the proposed sign must be
in compliance with the Sign Ordinance regulations and will require removal of the readerboard portion
of the sign, removal of reference to "truck rental" use or resolution of the "truck rental" issue, and
modification of the sign structure to make the sign architecturally compatible with the mini-storage
facility building.
Should you have any questions regarding the above-referenced comments, please do not hesitate to
contact me at the Community Development Department at (408) 866-2142.
Sincerely,
Aki R. Irani
