two offices within this building available for lease, both of which are less than 400
square feet. I am interested in leasing only one of the offices. Below is a brief
background and description of my business.
I started my business in 1997 to provide individuals an alternative to negotiating
with sales people at car dealerships and having to search multiple dealer lots for a
quality car. My customer base is primarily family, friends and their referrals. Once
a customer has contacted me with the details about the type of vehicle they want to
purchase, I locate the vehicle and bring it to my office. The customer will then
meet me at my office to handle paperwork and pick up the car.
I do not have a traditional car lot. I will not have vehicles on display with the intent
of drawing drive-up or pedestrian traffic. My office will not be staffed, and all
meetings with customers will be by appointment only. I currently work full-time in
another profession and rely on my brokerage business only to supplement my
income.

The Planning Division has reviewed and approved your request to allow the
establishment of an auto sales and brokerage office in approximately 400 square feet of
the existing office building at 145 Dillon Avenue. The referenced property is zoned P-D
(Planned Development) in the South of Campbell Avenue Neighborhood which permits
commercial.
Based upon the description of your office size and the need for incidentally display of
vehicles, the Planning Division has found your use to be consistent with approved offices
at this location. If your office use expands or there is a need for additional on-site
parking, a Conditional Use permit may be required.
Prior to the establishment of your business at this location, please obtain a City of
Campbell business license and secure approval of a sign permit if new building signage is
proposed. Typically, replacing an existing building sign does not require a permit.
