Re: Zoning Information for Rincon Gables located at 150 W. Rincon Avenue,
Campbell, CA 95008
Dear Ms. Pride:
In response to your request regarding the above referenced property, we have researched
our files and present the following information.
1. The zoning of the referenced property is R-2-S (Multiple Family) and the land use
designation is shown as Medium Density Residential (14-20 Units per Gross
Acre) on Campbell's Land Use Element of the General Plan. A copy of the
pertinent sections of the Zoning Code and General Plan are enclosed.
2. According to the zoning ordinance and regulations applicable to the subject
property, the use of the subject property is a permitted use.
3. The City of Campbell is unable to verify whether or not the subject property is
legal conforming without a set of project plans to scale. The subject property
conforms to the number of dwelling units allowed for the lot size.
4. The current 18 unit apartment use (S-85-04) was approved by the City of
Campbell Planning Commission on March 26, 1985. The project consisted of a
12-unit addition to an existing six-unit apartment building. The project was
approved at a density of 18 units per gross acre, which conforms to the General
Plan and provided 32 parking spaces (18 covered, 15 uncovered). The current
parking standard for an 18-unit apartment complex (1- three bedroom, 11- two

bedroom, and 6- one bedroom units) is 18 covered and 19 uncovered parking
spaces. I have enclosed the parking regulations for your review.
5. There do not appear to be any outstanding zoning or building code violations.
6. A Building Permit/Certificate of Occupancy was issued on July 27, 1978 (#8391)
to relocate buildings and altar to 5 apartment units for 150 W. Rincon Avenue #A
& B. A Building Permit/Certificate of Occupancy for a residential remodel of unit
#C was issued on July 27, 1978 (#9121). A Building Permit/Certificate of
Occupancy was issued on April 08, 1987 for the addition of 12 apartment units
and a parking structure (#13226). I have enclosed copies of the Certificates of
Occupancy.
