TREE REMOVAL

Notice is hereby given that on September 22, 1999, the Community Development
Director approved the application of Wilson-Cornerstone Development Company to
remove 10 Elm, and 2 Olive trees, located adjacent to the Pruneyard Office Tower I,
located on the northwestern corner of East Campbell Avenue and South Bascom
Avenue.(See map on reverse). Trees to be removed are marked with orange tape.
In making this decision the Director made the following findings:
· In replacing damaged paving tiles at the base of Office Towers One and Two, it
was found that the root systems of the Elm trees have become unstable and pose a
risk of falling.
· A certified arborist's report has determined that the Elm trees have developed
shallow root systems that will not adequately support the weight and height of the
tree. One tree has fallen without causing damage or injury. There is a risk that
other trees may fall and pose a serious safety hazard. The situation cannot be
remedied by means other than removal.
· The provisions of the Campbell Tree Protection Ordinance, Chapter 21.56 of the
Municipal Code provide that unhealthy trees and trees that pose a safety hazard as
determined in an Arborist's report may be removed or replaced on a one to one
ratio using specimen sized trees.
Therefore it is the decision of the Community Development Director that the Elm
trees may be removed and replaced with 24-inch box London plane trees at a one-to-
one ratio. The London plane tree is selected because it is also used at the base of the
adjacent Compuware building. Specifications for the planting of these trees will
include a deep root watering system.
Appeals
This approval is final in 10 days unless an
Appeal is re~:eived in writing at the City
Clerk's Office, 70 N. First Street, Campbell,
CA., on or before, Monday, October 4, 1999.

A SITE PLAN MUST ACCOMPANY THIS APPLICATION AND SHOW:
1. Location, size and species of protected trees over 12 inches in diameter when measured 4 feet above
grade to be removed.
2. Existing and/or proposed footprint of the structure(s), paving, and landscape areas (scaled site plan
required).
3. Location of areas for tree re-planting. The City has adopted tree replacement ratios for trees approved
for removal. Please review the Tree Replacement Requirements and Replanting Plan in the Tree
Technical Manual for submittal requirements.
4. ff construction is associated with tree removal request: Show existing and proposed final elevations
for new construction and proximity of trees (to scale); an excavation and fill plan MUST be submitted
with this application if fill is anticipated with development.

1. Photographs of trees proposed for removal.

3. Replacement Plan (if not indicated on application)
NOTE: The decision of the Approval Authority is based on information submitted with this application. If
the design is altered or the location of the structure changed, another application for a tree permit is
required.
NO WORK IS PERMITTED UNTIL YOU RECEIVE AN APPROVED TREE PERMIT
ALLOWING TREE REMOVAL. THE PERMIT MUST BE ON THE JOB SITE.
If you disagree with the decisi~ of the Approval Authority, you have ten (10) days in which to file an
appeal in accordance with Section 21.80 (Appeals) of the Zoning Ordinance.

See Arborist report: The existing trees are damaging the paving and have other
horticultural problems. Trees will be replaced with a species more compatible with
urban sidewalk requirements and will tie in with the tree planting theme at Tower 3.
