To Whom It May Concern:
This letter is in response to a request for additional zoning information for t e above
referenced property. This letter is an addendum to a previously provided zoning letter for
the above referenced property, dated May 28, 2008.
As stated previously, the zoning of the referenced property is P-O (Profession I Office)
with a General Plan Land Use designation of Professional Office. The sin Ie-family
residence currently on the property is considered a legal non-conforming use and
structure, subject to the restrictions specified in Campbell Municipal Code CMC) S
21.58 (Nonconforming Uses and Structures).
If involuntary damaged or destroyed, this legal non-conforming structure may be
reconstructed pursuant to CMC S 21.58.040 (E):
E. Reconstruction after damage or destruction. A nonconforming structure that is involuntarily damaged or artially
destroyed by earthquake, fire, flood, wind, or other calamity or act of God or the public enemy, clearly b yond the
control of the property owner, may be reconstructed in compliance with the building code, only as follow :
4. Residential structures.
a. Nonconforming single- and multi-family residential dwelling units involuntarily damaged or de trayed due
to a catastrophic event may be reconstructed or replaced with a new structure(s) using the sa e
development standards of the zoning title that applied to the damaged or destroyed structure( ) (e.g.,
building envelope and footprint standards) at the time that it was originally constructed or mo ified.
b. A complete application for reconstruction shall be submitted within twelve months of the date f damage,
reconstruction shall be commenced within one hundred eighty days of land use permiUbuildin permit
approval, and must be diligently pursued to completion.
c. The new construction shall comply with current building and fire code requirements.

This letter is in response to a request for zoning confirmation for the above refer need
property. We have researched our files and present the following information:
1. The zoning of the referenced property is P-O (Professional Office) with General
Plan Land Use designation of Professional Office. The single-family esidence
currently on the property is considered a legal non-conforming use, subj ct to the
restrictions specified in Campbell Municipal Code (CMC) 21.58
(Nonconforming Uses and Structures). A copy of this section is enclose for your
reference.
2. The existing single-family house currently is, and may continue to be
place of residence.
3. If maintained for residential use, the house may not be added to or ex ended in
anyway. However, interior remodeling and exterior alterations which d not add
additional floor area are allowable, subject to applicable Buildi permit
requirements.
4. Pursuant to the CMC S 21.10.030 (P-O - Professional Office), secure ent of a
Conditional Use Permit is required to utilize the existing structure for office or
commercial use. Through the Use Permit process, additions to the stru ture may

be approved, subject to the standards of the Professional Office Zoning Di trict. A
copy of this section is enclosed for your reference.
5. If maintained as a single-family residence, a home office is allowable s bject to
the restrictions of CMC S 21.44 (Home Occupation Permits), also encl sed for
your reference.
