In response to your request for a zoning verification letter received by this epartment
on February 29,2008, please be advised of the following:
The zoning and use of the above-referenced property is governed by th laws and
regulations of the City of Campbell. Our records indicate that the property s presently
owned by Coffee tree 1 LLC. This property is zoned P-D (Planned Develo ment) and
the current underlying General Plan land use designation is High-Density Residential
(21-27 units per gross acre).
The P-D zoning district allows within its boundaries a use or develop ent, or a
combination of uses or types of developments, that are determined to be in
conformance with the underlying land use designation of the general plan. lease refer
to the Campbell General Plan for High-Density Residential development guidelines,
and Section 21.20.050 B in the Campbell Municipal Code for a list of allowed ses.

Our records indicate that the property was lawfully approved and construc ed in 1972,
and therefore, is a legal nonconforming use in compliance with the City of ampbell's
building and zoning laws, rules, and regulations. Pursuant to the Campbel Municipal
code Section 21.58.040, the same development standards that applied uring the
original construction would be allowed for purpose of reconstruction or rep acement of
the building resulting from damage caused by a catastrophic event.
Building code violations:
As of this date, there are no active complaints regarding violation of the z ning laws,

High-Density Residential category of the Campbell General Plan permits fr m 21 to 27
units per gross acre. Developments at this density consist generally of apa ents and
condominiums, and similar types of residential uses. The allowable densi of 21 to 27
units per acre results in a population of approximately 52 to 67 persons per are.
Parking: There are 195 existing parking spaces on site. The Parking Or inance for
multi-family dwellings require 1% spaces for each one bedroom unit, 2 spa es for each
two or more bedroom units, in addition to 1 designated guest parking sp ce for each
five units.
