Dear Mr. Hartman:
The Planning Division has reviewed your building permit plan submittal for a new
single- family residence and the removal of the existing residence and detached garage at
216 West Latimer Avenue. The property is presently zoned R-l-6 (Single-family
Residential). The proposed residence satisfies the setbacks, development standards and
use provisions of this zoning district.
The following items need to be addressed prior to a clearance from the Planning Division
for the issuance of a building permit:
1. Site Plan: The following revisions need to be made to the site plan:
Please illustrate proposed new utility connections. New electrical services needed to
be installed underground unless a waiver has been approved.
Please provide more detail of the new driveway and walkways. It is recommended
that decorative paving an/or banding be provided to enhance the appearance of
expansive paving materials.
Tree Protection Plan: Please provide a tree disclosure statement (enclosed) indicating
that no protected trees will be removed with the proposed addition. Protected trees
include redwood, cedar, oak or ash trees with a diameter of more than 12 inches.
