This is to certify that a pre-£mal inspection and examination has been made by the Building
Inspection Division of that certain building located at: 165 Jane Ann Way in the City of
Campbell, County of Santa Clara, State of California, and has been found to substantially
comply with the provisions of the building and zoning ordinances of the City of Campbell
and/or the California State Housing Act and MAY BE OCCUPIED in accordance with the
relevant provisions of said ordinances and/or the State Housing Act.
The permission hereby granted to occupy said building is based on the premise that said
building and the land upon which it is situated will be consistently maintained in accordance

This Certificate of Occupancy shall not be construed as authority to violate, cancel, alter, or
set aside any of the provisions of requirements of any laws or ordinances of the City of
Campbell; nor shall such issuance thereafter prevent requiring corrections of errors or of

RE: Modifications to Existing Accessory Building (BLD2001-01131)
Dear Mr. & Mrs. Vander Zanden:
The existing 998 square foot metal accessory building was issued Building Permit No. BLD2000-00495 on
May 11, 2000. The permit was finaled on September 19, 2000.
It has subsequently come to light the structure was built with a setback of 10 feet 6 inches from the property
line along Bucknall Road. A minimum setback of 12 feet is required. However, since a building permit was
obtained and finaled, the structure is considered legal, non-conforming. This means that the structure can
remain as is, but can not be enlarged or replaced if destroyed, subject to Campbell Municipal Code Section
21.64.
As part of Building Permit No. BLD2001-01131 issued on December 6, 2001, for the 1,344 square foot
second story addition to the main house, the following conditions have been imposed to mitigate the
appearance of the legal non-conforming accessory structure:
1. Remove the existing concrete to the left of the driveway. Obtain an encroachment permit for any
portion of the existing driveway that is located in the public fight-of-way.
Install a gate and fence along the property line to visually screen the structure and door. Gate and
fence to match the existing 6 foot high property line fence. Please submit fence and gate details tbr
review and approval prior to installation.
3. Plant a minimum of three street (3) street trees along the Bucknall Avenue frontage, subject to
Department Of Public Works approval.
4. Paint the accessory structure a color to be reviewed and approved by the Community Development
Director.
5. Complete all of the above items prior to final inspection of Building Permit No. BLD2001-01131.
