In response to a request for zoning confirmation regarding the above referenced
properties, we have researched our files and present the following information. Please
note that this letter does not regard the condominium development known as Water
Tower Place (APN: 412-07-001 - 412-07-024), which was formally associated with the
address 300 Orchard City Drive.
Zoning and General Plan Land Use:
300 Orchard City Drive (APN: 412-07-48) is currently zoned P-D (Planned-Development).
The Planned Development Zoning District regulations do not specifically list allowable
land uses. Instead, allowable uses are determined by referencing the zoning district
which corresponds with the General Plan land-use designation. The subject property
has a General Plan land-use designation of Central Commercial, therefore allowable uses
are those set forth in the C-3 (Central Commercial) Zoning District. This Zoning District
allows for retail, office, professional service, limited personal service, entertainm.ent, and
residential uses. A copy of the C-3 regulations are enclosed for your reference.
307 Orchard City Drive (APN: 417-07-034) is currently zoned C-3 (Central Commercial) with a
General Plan land-use designation of Central Commercial. This Zoning District allows for retail,
office, professional service, limited personal service, entertainment, and residential uses.
Permits and Entitlements:
The following summarizes major entitlements granted to the subject properties. Copies
of available documents may be made at the Planning Division office for a nominal cost
($1 plus 10<1: per page).

. Permit application PD84-02, for a Planned Development zoning change and Planned
Development permit, allowed a major renovation and a change of use to predominately office
from retail/restaurant commercial.
. Permit application PM85-03, for a tentative parcel map, allowed for a minor land division of
the property.
307 Orchard City Drive
. Permit application PD84-05, for a Planned Development permit, allowed a major renovation
of the existing building.
. Permit application UP89-08, for a Conditional Use Permit, allowed for the established of a
limited assembly use.
Land Use Consistency
To the best of our knowledge, the existing uses in operation at the subject properties are
in compliance with approved entailment permits and applicable zoning requirements.
