Dear Veda Hagen,
Thank you for your Site & Architectural Review Permit application for property located at 616
Corliss Way. Your application has been deemed incomplete. The following additional
information and details are needed in order to deem your application complete:
1. Site Plan: The following information needs to be provided on the site plan:
a. Provide for a 20 foot front yard setback. The plot plan shows a 19' 3" setback.
b. Provide a revised plot plan showing how the trellis structure will look after
removal.
c. Provide a project summary on the title sheet summanzmg the existing and
proposed project. Summarize the gross and net lot area, building lot coverage,
paving coverage, landscape coverage, and floor area ratio.
d. Provide the accurate location, size, and species of existing trees and indicate
whether these trees are proposed to be removed or retained. The San Tomas Area
Neighborhood Plan requires that one tree per each 2,000 square feet of net lot area
be provided on site. Existing on-site trees may be counted towards this
requirement. Please provide a conceptual landscape plan.
e. Indicate the location of the proposed utility lines and that they will be
undergrounded to the nearest utility pole.
f. Provide the location and uses of buildings on the adjacent properties. Describe the
type, height, and setbacks of the structures on the adjacent properties.
g. Indicate the first and second floor building wall lines and the setback form both the
first and second floor walls to the property lines.

h. Provide the location, use and height of buildings on adjacent properties.
2. Elevations:
a. Provide plate height as measured from grade, for the first and second floor walls for
the left and right side elevations.
b. The half-chimney looks awkward. Staff recommends either eliminating the brick
fac;ade of the chimney feature or incorporate the chimney into an entry porch,
utilizing the existing brick planters for balance.
c. The new stairwell window is not in proportion with the rest of the windows. Please
relocate and resize the window to match the adjacent second floor bedroom window
to the right.
Additional items:
3. Photos: Please provide photos of the existing site and surrounding properties.
4. Streetscape: Please provide a colored street elevation of the project that indicates the scale
and height of neighboring lots.
