Inc. 3001 Douglas Blvd., Suite 210 Roseville, CA 95661 Re: Architectural Modification Application File No: PLN2005-170 3035 S. Winchester Blvd. Dear Mr. Lundy: The Planning Division has reviewed your application for the installation of an image program to revised the canopy and service building design on the above referenced property. The proposed imaging is not supported for the canopy: 1. The proposed red banding of the canopy island is not found to be architecturally compatible with the site design nor the surrounding development. Corporate architecture is discouraged under the Campbell's General Plan in that corporate architectural sTyles and colors are difficult to blend into existing development. It is recommended that a revised canopy design be proposed that reduces the amount of red banding on the canopy to 50 square feet in area with the addition of the 76 Logo and that the remaining portion of the canopy retain the primary wall color of the main building. The paint stripes of the main building are considered acceptable. Winchester Blvd. Dear Mr. Lundy: The Planning Division has reviewed your sign application for the replacement of existing signage on the above referenced property. The new signage consists of a new freestanding sign and price sign (No.9), a new price sign (No.12) ,two canopy mounted signs (No.13) and a new building sign (No.10). The proposed signing exceeds number and height provisions of the attached sign ordinance and consequently is not supported. A review the sign proposal follows: 1) The proposed freestanding sign exceeds the maximum height limit of 14 feet and is not considered to be architecturally compatible to the site or the building. Additionally, the price portion of the sign exceeds the maximum sign area of 16 square feet provided in the sign ordinance. 2) Two canopy signs are proposed on the island structure. Corner properties are limited to one wall sign when the use is also identified by a freestanding sign. Consequently, the number of wall signs exceeds the provision of the sign ordinance. 3) The new building sign identifying 76 is in excessive of the number of signs permitted by the sign ordinance. 4) The new price sign exceeds the 16 square foot limitation permitted in the sign ordinance.
