Dear Mr. Book:
Thank you for your submittal of a preliminary application for a proposed carport in the rear yard
area. of your business at 921 Camden Avenue.
The subject property is located in a P-D (Planned Development) Zoning District and is located in
Area #5 of the (South of Campbell Avenue) Planning Area of the General Plan. Industrial uses as
governed by the M-I-S (Light Industrial Zoning) District are permitted, however, the develop
policies in this area discourages auto repair uses.
The construction of the proposed carport structure in the rear yard space of your business is not
supported for the following reasons:
1. The additional square footage constitutes an expansion of the auto or boat repair use that
is discouraged in this area;
2. The proposed carport structure lacks architectural compatibility with the main structure
on the site;
3. The architectural integrity of the carport is not of a caliber required for new industrial
structures;
4. The project site is lacking landscaping and screen walls that would typically be required
with newer industrial uses; and
5. The project site does not have a formalized parking area associated with the building.
