Pre-App - 2003June 16, 2003 Mr. Milan Ficek 921 Crockett Avenue Campbell, CA 95008 Re: Preliminary Application Comments File No.: PRE2003-30 921 Crockett Avenue Dear Mr. Ficek: Thank you for your submittal of a preliminazy application for the remodel of an existing accessory building into a secondazy living unit. The subject property is presently zoned R-1-6 (Single Family Residential) and is designated as Low Density Residential (less than 6 units per gross acre) on the City's General Plan Land Use Map. The property is located within the San Tomas Neighborhood and is therefore subject to the development standards and design guidelines of the San Tomas Area Neighborhood Plan (STANP). Consideration of a secondary living unit requires a minimum lot size of 12,000 square feet in net lot area and the review and approval of a Conditional Use Permit application by the Planning Commission at a public hearing. The application processing time is approximately 45 to 60 days. Conditional Use Permit Application The existing lot and lot layout currently do not meet the following development standards for secondary units: 1) Lot Size: Minimum lot area of 12,000 square feet. Your lot area (174.59 x 65.99) is approximately 11,521 squaze feet; and 2) Setback: The minimum rear yard setbacks in the R-1-6 zoning District is 20 feet. An (8') eight setback has been shown. There is a provision where the rear yard setback may be reduced to 10', where a rear yard of (20'x 65.99') = 1,319.8 squaze feet has been provided. This reduced setback and open space area has not also been demonstrated. Your application was distributed to the Public Works Department, Building Division, Planning Division and the County Fire Department. In addition to the Planning Division's comments contained in this letter, please find enclosed comments from the County Fire Department and Public Works Department. Please note that these comments are meant to be preliminary.
