Dear Mr. Miles:
Thank you for apre-application for the creation of a new flag lot at 648 El Patio Drive.
This proposal will require the approval of a Tentative Subdivision Map in that it
involves the reconfiguration of 4 existing lots into 5 residential lots. The subject property
is presently zoned R-1-6 (Single-family residential) and is designated as Low Density
Residential (less than 6 units per gross acre) on the City's General Plan Land Use Map.
The Community Development Director is not supportive of the proposed lot shape for
the flag lot due to the irregular property line proposed between the front lot on El Patio
Drive and the rear flag lot. It is recommended that property lines shall be as straight and
perpendicular or parallel to street right of ways as possible.
Other issues that need to be addressed include the following:
1) Parking: It is not the clear how required parking for the single-family residence
shall be addressed.
2) The setback to existing accessory buildings at the rear of the properties along
Poplar needs to be shown.
Your application was distributed to the Building Division, Fire Department, Planning
Division, and Public Works Department. In addition to the Planning Division's
comments contained in this letter, please find enclosed comments from the Public Works
Department. Please note that these comments are meant to be preliminary and that
conditions of approval from each department will be developed when the formal
application is submitted.
