Dear Mr. Derham:
Thank you for your submittal of a preliminary application for the addition of a seamed metal roof
element and a facade remodel on the existing office/warehouse building on the referenced
property. The Community Development Department supports an upgraded appearance to this
building and the screening of roof mounted equipment.
The subject property is zoned P-D (Planned Development) and designated as a mixed use area
under the SOCA Development Policies on the City's General Plan Land Use Map.
The proposed project will require approval of an Administrative Planned Development Permit,
which will require approval from the Community Development Director at a staff level.
Planning Division fees associated with this application include the Administrative Planned
Development Permit application fee, which is currently $588 and a Fire Department review fee,
which is currently $193. I have enclosed an application for your use.
The Planning Division completed the review of your preliminary application and has the
following comments regarding your proposal:
1. Architectural Details: It is recommended that the cornice detail be provided at the top of the
wall around the complete building. Architecturally, staggered building height is reasonable
for the various portions of the building.
It is recommended that a darker base molding color be chosen that will be easier to maintain.
The electrical utility box should be screened by landscaping or an architecturally compatible
screen.

2. Roof Details: Please provide details of the roof framing and the transition between the roof
material and the parapet walls.
3. Landscaping It is recommended that the landscaping areas associated with your property
also be upgraded. Additionally, it is recommended that containerized plantings be
considered adjacent to building entrances due to the limited amount of on-site landscaping.
4. Li hting; It is recommended that simpler light fixtures be selected that are less ornate.
Your application was distributed to the Public Works Department, Building Division, Planning
Division, Redevelopment Agency and County Fire Department. In addition to the Planning
Division's comments contained in this letter, please find enclosed comments from the Building
Division. Please note that these comments are meant to be preliminary. Conditions of approval
