Pre-App - PM - 2005March 4, 2005 Mr. Michael Crowell 3350 Scott Blvd., Bldg. 22 Santa Clara, CA 95054 Re: PRE 2005-08 -Subdivision Proposal 200-254 East Hacienda and 1315-1357 Dell Avenues Dear Mr. Crowell: Thank you for your submittal of a preliminary application for the reconfiguration of three parcels into seven parcels and a common lot for the existing research and development buildings on the referenced properties. Zoning: The subject property is zoned C-M B-80 (Controlled Manufacturing) and is designated as a Research and Development land use on the City's General Plan Land Use Map. The B-80 designation of the zoning district refers to the minimum lot size in the zoning district in thousands of square feet. The proposed subdivision of these three properties into seven parcels and a common lot creates lots that are less than the minimum 80 thousand square feet required in the C-M B-80 Zoning District. The subdivision regulation would also require that the newly created lots have frontage on a public street. Cons~yuently, the proposed subdivision would not comply with the existing zoning district and would require approval of a zone change to a P-D (Planned Development) Zoning District that allows greater flexibility in lot shapes and sizes. The Community Development Director is not supportive of a zone change to P-D Zoning District for these parcels. A zoning change that allows a greater number of individual owners and smaller lot sizes complicates subsequent redevelopment opportunities for these properties and is contrary to the intended minimum lot sizes identified by the current zoning. Your pre-application was distributed to the Public Works Department, Building Division, and the County Fire Department. The comments from the Fire Department and Building Divisions are enclosed. Please note that all comments are meant to be preliminary. Conditions of approval from each department will be developed at the time a formal application is submitted.
