Dear Mr. Dumas:
Thank you for your submittal of a preliminary application for the expansion of the Professional
Culinary Institute into the second floor portion of the existing three story commercial building on
the referenced property and the creation of a new lobby area at the southeastern portion of the
building. The proposed project is replacing building area that is currently occupied by California
Communications College. The project is considered a minor change to the approved building
uses (pursuant to section 21.42.050 A. of the Zoning Code) and thus does not warrant review by
the Planning Commission and may be considered as an administrative process. The subject
property is presently zoned C-2-S (General Commercial) and is designated as Commercial on the
City's General Plan Land Use Map.
The proposed project will require the following application approval:
1. Buildin Pg ermit: Approval of a Building Permit will need to be obtained from the Building
Division prior to occupancy of the building and the commencement of demolition or
construction.
2. Planning Issues: Any new mechanical equipment on the roof and any new trash/ recycling
facilities will need to be screened with architecturally compatible features.
3. Sign Permit: New signage at the lobby entrance will require approval of a sign permit.
Your application was distributed to the Public Works Department, Building Division, Planning
Division, and Fire Department. In addition to the Planning Division's comments contained in
this letter, please find enclosed comments from the other commenting departments. Please note
that these comments are meant to be preliminary and that conditions from each department will
be developed when the formal building permit application is submitted.
