Dear Mr. Ahmed:
Thank you for your submittal of a preliminary application for fire damage repair and an addition
to an existing six-unit apartment complex located at the above referenced address. The property
is presently zoned R-2 (Multiple-Family Residential) and is designated as Medium Density
Residential (6-13 units per gross acre) on the City's General Plan Land Use Map.
The Planning Division completed the review of your preliminary application and has the
following comments regarding your proposal:
1. Development Standards: The R-2 zoning district has a maximum floor area ratio requirement
of 0.55 of the lot size which includes all floors of all structures on site, including
garages/carports and accessory structures. According to our records the lot size is 10,000
square feet so the maximum amount of square footage allowed on the lot is 5,500 square feet.
The square footage of the existing structures on site is approximately 5,619 square feet,
which is already over the maximum allowable floor area ratio requirement before any
additions.
2. Parkin The site currently has six covered parking spaces provided by two separate
carports. The carport that is proposed to be converted into a garage needs to maintain two
parking spaces, one space for two separate units and cannot be converted into a private
garage for just one unit. Additionally, the plans indicate that the existing four-car carport
along the rear property line is a garage. Please correct the plans to show this as an existing
carport structure.
3. Trash Enclosure: Please indicate the location of an existing and/or proposed trash enclosure
for the development. Pursuant to Section 21.18.110 of the Campbell Municipal Code, each
apartment complex must have a refuse and recycling storage area (enclosed).
