Pre-App - New SDU - 2006Community Development Department February 13, 2006 Ms. Arlette Crews 120 Sunnyside Avenue Campbell, CA 95008 Re: Preliminary Application Comments File No: PRE2006-02 120 Sunnyside Avenue Dear Ms. Crews: Thank you for your submittal of a preliminary application for the construction of a new second residential dwelling unit and two-care garage located at 120 Sunnyside Avenue. The subject property is presently zoned P-D (Planned Development) and is designated as Low-Medium Density Residential (6-13 units per gross acre) on the City's General Plan Land Use Map. The construction of a new second residential dwelling unit would require the following application approval: 1. Historic Preservation Board Review: The existing home is located on the City's Historic Resources Inventory and will require review and comment by the Historic Preservation Board. The Board meets the fourth Wednesday of every month. 2. Planned Development Permit: In order to construct a new second residential dwelling unit, the project will require the approval of a Planned Development Permit. This will require consideration by the Planning Commission and City Council through the public hearing process. Planning Division fees associated with this application include the Planned Development Permit application fee, which is currently $7,460, a Fire Department application fee, which is currently $65, and the current Park In Lieu fee at 6-13 units per gross acre, which is currently $9,415. Fees from the other departments will be required for this project and each department should be contacted for the specific amounts. The Planning Division completed the review of your pre-application and has the following comments regarding your proposal: 1. Fences: The site plan indicates that you would like to construct a new six-foot high fence in front yard of the new dwelling unit along Industrial Way. Additionally, the six-foot high fence adjacent to the existing house along Industrial Way is allowed no closer than five-feet from the street property line. The proposed site plan only provides atwo-foot street side setback. 2. Architecture: The existing home is described on the Historic Resources Inventory Sheet as an example of a Colonial Revival Cottage common in Campbell around the turn of the century. The following requests are intended to ensure compliance with the historic style: a. New construction should be compatible with the architectural character of the existing home and neighborhood. Staff recommends utilizing a window size on the new home similar in size to the existing home. b. Please submit acolor/material board with the formal application. 3. Dedication: Please see the enclosed Public Works Department comments regarding required dedication along the Industrial Way frontage to accommodate a 21.5-foot half street. Please also note the required street improvements that would be required as part of the project.
