Pre-App - Re-Roof - 2005ITEM NO. 1 Staff Report • Special Meeting of December 14, 2005 PRE2005-73 Application of Mr. Bruce Johnson on behalf of Ms. Arlette Crews for the Johnson, B. addition of two new roof dormers and a re-roof on property located at 120 Sunnyside Avenue in a P-D (Planned Development) Zoning District. BACKGROUND According to the Community Development Administrative Procedure on the Referral of Projects and Plans to the Historic Preservation Board, both development and pre-development applications for properties listed on the City's Historic Resources Inventory are referred for review and comments by the Historic Preservation Board. At the pre-application phase, the Board may direct staff to inform the applicant of the concerns and/or issues raised during the review. PROPOSAL The existing home is a one-story wood frame home with a composition shingled roof and is described on the attached Historic Resources Inventory Sheet as an example of a Colonial Revival Cottage common in Campbell around the turn of the century. The proposal includes the construction of two new roof dormers located at the front and the rear of the home. This will provide consistency with the architectural style of the home and other homes in the neighborhood. The proposal also includes re-roofing the entire home with new laminated fiberglass shingles. STAFF ANALYSIS This application is preliminary and no formal application has yet been filed. This type of request would be handled with submittal of building plans to the Building Division, with review by the Planning Division for conformance with the development and design standards.
