4) Description of Proposed Remodeling
a) Proposed Use
The main purpose of the proposed remodeling is to create additional living space in an area that
is now our existing garage/workshop. This structure is now a separate building but touches our
main house with a 3 foot long wall. The area behind the garage was only partially completed as a
workroom when the property was purchased in 1988. The existing garage area of this 'accessory
building' does not have finished interior walls or ceiling. The three rooms that would be created
after the remodeling of this existing structure are listed below:
Bathroom/pool changing room
Game room/TV room ("Family Room")
Guest bedroom
Another aspect of the remodeling is to connect the new living space to the main house via a
hallway. By building a new garage in front of the existing garage we will also be making what
was an accessory structure part of the main house. There will be a new hallway adjacent to the
new garage. A new door will be placed in an exterior wall of the main house that will be inside
this new hallway. This new door will open into a small bedroom of the main house. This
existing bedroom will be converted to an office or den. The new garage will be enclosed and
have room for two cars.

c) Adjacent Uses
The area in front of the new garage will be are portion of the existing driveway. It is important
to note that the garage door of the new garage will still be 15 ft. back from the front wall of the
main house.

The area on the inside of the new Living Area (current Garage/Cottage) is mainly a swimming
pool.
The area on the right side of the new Living Area facing our property from the street is currently
grass. We plan to improve the landscaping. The final area behind the new Living Area is
undeveloped but will be improved.
d) Issue of Foundation for Garage Remodel
Based on conversations with the Planning Department, we understand that in order to satisfy the
foundation requirements for the area under the garage conversion (new "Living Area'), it will be
necessary to utilize a waterproofing product. We plan to use a product equivalent to ECO-FLEX
from Agua Seal for the 610 sq. feet of this area.
e) Roof DPSign over the New Garage
We plan to use the same roof design over the new garage as is now used on the existing
garage/workshop.
