Dear Mr. Peck:
Thank you for your submittal of a preliminary application for an addition to an existing single-
family residence located on the above referenced property. The subject property is presently
zoned R-1-9 (Single Family Residential, 9,000 square foot minimum lot size) and designated as
Low Density Residential (Less than 4.5 units per gross acre) on the City's General Plan Land
Use Map. The property is located within the San Tomas Neighborhood and is therefore subject
to the development standards and design guidelines of the San Tomas Area Neighborhood Plan
(STANP).
The proposed project will require the approval of a building permit and will be reviewed by the
Planning Division for conformance with all applicable development standards and design
guidelines.
The Planning Division completed the review of your preliminary application and has the
following comments regarding your proposal:
1. Please see the enclosed comments from the Public Works Department regarding the vacation
of the existing public street as this will affect your lot size and allowable floor area ratio, lot
coverage, and setbacks. The street vacation will need to be done prior to the issuance of the
building permit for the proposed addition.
2. The proposed addition will need to match the existing home in terms of exterior building
materials, colors, and roof material.
3. A site inspection revealed that there are currently illegal carports along the western property
line that need to be removed immediately.
Your application was distributed to the Public Works Department, Building Division, Planning
Division, and County Fire Department. In addition to the Planning Division's comments
