Pre-App - PM - 2004Subject: PRE2004-34 1790-1800 White Oaks Rd. Tentative parcel map-flag lot June 8, 2004 Mr. Robert Dubcich 1790 White Oaks Rd. Campbell, CA 95008 Dear Mr. Dubcich, Thank you for your pre-application submittal for a tentative parcel map to create a flag lot and to adjust lot lines on adjacent parcels. The referenced properties are zoned R-1-6 (Single-family residential) zoning district and are shown as a Low Density Residential land use on the city's General Plan. A Tentative Parcel Map will be required to create the proposed lot. Tentative Parcel Maps are typically reviewed by the Community Development Director at an administrative hearing where notification to surrounding property owners has been provided. An administrative hearing is a mechanism, whereby the Community Development Director upon the recommendation of Public Works Director considers the proposal at a hearing and may impose conditions to ensure compliance with current development standards. The processing time for such an application is 45 to 60 days. An application has been enclosed for your consideration. The Community Development Department has the following comments regarding the pre- application: 1) The proposed flag lot must have a minimum lot area of 6,600 square feet exclusive of a 15 foot access driveway. 2) The existing residences to remain will need to meet the use, lot coverage, setback standards and other development standards of the R-1-6 Zoning District. A minimum backup distance of 25 feet is required for garages and maximum building coverage is 40 percent for residential lots. 3) Each lot needs an independent driveway and needs to meet the minimum lot size and lot width provisions of the R-1-6 Zoning District.. 4) The creation of a new residence will require the payment of an in-lieu park fee with a credit for any previously approved units. Your requested was routed to the Building Division, the Fire Department, and the Public Works Department. I have attached comments from the Building Division and Public Works Department for your information. No conditions or comments were received from Fire Department.
