Winchester Blvd. File No: PRE2005-38 Dear Mr. Ganjeh: Thank you for your submittal of a preliminary application for facade improvements to an existing commercial building (Nevsky Restaurant) located at the above referenced address. The subject property is presently zoned P-D (Planned Development) and is designated as a Central Commercial on the City's General Plan Land Use Map. The proposed project will require the approval of an Administrative Planned Development Permit, which is reviewed and approved at staff level by the Community Development Director. The Planning Division completed the review of your preliminary application and has the following comments regarding your proposal. The comments detailed below should be incorporated into the plans for the Administrative Planned Development Permit application. Exterior Colors Scheme: Please submit paint samples of the proposed exterior color scheme for review as part of the Administrative P-D Permit. The body color, trim color, and awning color will need to be identified. 2. New Balcony: Staff is supportive of the proposed balcony design as detailed in the submitted section/partial elevation. Please revise the front elevation to show the proposed balcony design. 3. Landscaping: The on-site landscaping is currently deficient and in poor condition. Please anticipate the installation of new landscaping within the existing planter areas on site as part of this project. 4. Si rg_iag_e: The proposed signage for the building will need to be reviewed and approved through the Sign Permit application process prior to any new signage being installed. The existing, illegal sign cabinet on the right side of the building will need to be removed as part of the project. Please see the enclosed sign regulations and sign permit application. 5. Trash Enclosure: Anew trash enclosure will need to be constructed on site to accommodate the trash and recycling containers for the property. The design of the trash enclosure shall match the materials and color of the building and conform to the requirements of the enclosed requirements. Your application was distributed to the Public Works Department, Building Division, Planning Division and Fire Department. In addition to the Planning Division's comments contained in this letter, please find enclosed comments from the Public Works Department and Building Division.
