Dear Mr. Johnson:
Thank you for your preliminary application for the expansion of a health/fitness facility (24
Hour Fitness) in an existing commercial building located at the above-referenced address. The
subject property is presently zoned C-1-S (Neighborhood Commercial) and is designated as
Neighborhood Commercial on the City's General Plan Land Use Map.
The proposed project will require approval of a Conditional Use Permit by the Planning
Commission to allow the establishment and expansion of a health fitness use with a 24 hr basis
in an existing building. Following approval of a Conditional tlse Permit, a Building Permit will
need to be obtained from the Building Division prior to o~~upancy of the building and the
commencement of the business.
The Planning Division completed the review of your preliminary application and has the
following comments regarding your proposal:
1. Pam: The proposed use would require one space per each 150 square feet of gross floor
area. Please provide a parking analysis with your Conditional Use Permit application. This
analysis should address the various demands for parki:~~, the varied uses in the shopping
center.
2. Si na e: Signage for the new business would be handled through the staff level Sign Permit
process. Sign Regulations (Chapter 21.30) of the Campbe'1. 'Municipal Code.
3. .O~erational Hours: The late night operational hours will require a Conditional Use Permit.
Please address operational limitations such as restrictive parking, limited entrance locations,
and other measures to mitigate late night noise concerns to adjacent residential uses.
