Dear Mr. & Mrs. Gomes:
Thank you for your submittal of a preliminary application for the construction of asingle-family
residential addition at the above referenced property. The subject property is presently zoned R-
M-S (Multiple-family Residential) and designated asLow- Medium Density Residential (6-13
units per gross acre) on the City's General Plan Land Use Map. The property is located within
the San Tomas Neighborhood and therefore subject to the development standards and design
guidelines of the San Tomas Area Neighborhood Plan (STANP).
The proposed project will require approval of a Zoning Clearance, which will be reviewed
administratively by the Community Development Director and the issuance of Building permits:
The Planning Division completed the review of your preliminary application and has the
following comments regarding your proposal:
Site Design & Architecture -The following requests are intended to ensure compliance with the
STANP:
1. Decorative gara a door: It is recommended that a decorative garage door be used in that the
garage is a predominate feature of the front elevation.
2. Single-familyuse: No floor plan was submitted with the pre-application for the addition. It is
assumed that the use is remaining that of a single family residence.
3. Conceptual Landscape Plan: A landscaping plan will be required that indicates one tree per
2,000 square feet of net lot area, per the requirements of the STANP. Please indicate any
existing trees on the landscaping plan and whether they are proposed to be retained or
removed as part of the development. Any existing trees on site may be counted towards the
required number of trees.

4. Permits Re uq fired: A building permit application shall be required for the proposed addition.
The building permit shall include Electrical/Plumbing/Mechanical fees when such work is
part of the permit.
Size of Plans: The minimum size of construction plans submitted for building permits shall
be 24 in. X 36 in.
Your application was distributed to the Public Works Department, Building Division, Planning
Division, and County Fire Department. No comments were received from these Divisions or
Departments.
