Dear Mr. Sloan:
Thank you for your Site and Architectural Review application for the construction of a new two
story, single-family residence on property located at the above referenced address. The subject
property is presently zoned R-1-9 and is located in the San Tomas Neighborhood so it is subject
to the development standards and design guidelines of the San Tomas Area Neighborhood Plan
(STANP). The construction of the new home will require approval of a Site and Architectural
Review Permit by the Planning Commission and will be decided upon at a public hearing.
Your application has been deemed incomplete. The following additional information and details
are needed in order to deem your application complete and schedule it for meetings with the Site
and Architectural Review Committee and the Planning Commission:
1. Site Plan: The following information needs to be provided on the site plan:
a. Indicate the location of buildings and uses on the adjacent properties.
b. Provide a preliminary grading and drainage plan.
c. Illustrate utility connections. New utility services must be placed underground unless
a waiver has been granted.
2. Architecture and Design: The following requests are intended to ensure compliance with the
design guidelines of the STANP:
a. It is recommended that the storage shed adjacent to the garage be incorporated into
the garage design to that it does not appear as an addition.
3. Streetscape: Please provide a streetscape elevation of the proposed residence as it relates to
the massing and scale of adjacent residential structures.
4. Material and Color Sample Board: Provide an 11" x 17" exhibit depicting building
materials and colors for the proposed residence.
