The subject property is presently zoned M-1-S (Light Industrial and is designated as an Industrial Land Use on the City's General Plan Land Use Map. The proposed project will require approval of a Conditional use Permit by the Planning Commission. Your application has been deemed incomplete. The following information and details are needed to complete your application: 1. Site Plan: The following information should be indicated on the site plan: a. Please show the distance from the centerline of the adjacent street to the property lines. b. Please show any proposed or existing street improvements dimensioned from the center line of the street (curb, gutter, sidewalks, driveways, tree wells, etc.). c. Please show any recorded or proposed easements/dedications. d. Please show setbacks- indicate all setbacks from property line and buildings. e. Landscaping- conceptual landscape plan indicating all existing trees on the site (the plans and should specify the location, type, size and whether such tree is proposed to be removed or preserved). f. Fencing (include retaining walls, existing and/or proposed fencing to be shown (type, height, and materials). g. Provide location and uses of buildings on adjacent properties. Describe the height, setbacks and type of structures on adjacent properties. 2. Floor Plan: Conceptual floor plan for each level identifying the proposed use of each area. The submitted plan appears to convert the sales and office area into an apartment. Project Summary This information must be provided either on the title sheet or site plan, in addition to the supplemental application form. a. Utilization: Lot size, Building Coverage, Landscape Coverage, and Paving Coverage in Square foot and percentages. b. Floor Area Ratio: Total building sq. ft. divided by net lot size. c. Buildin-,g Area: Indicate Gross Floor Area and Number of Floors. 4. Written Statement: Please describe the number of employees that will work each shift.
