Dear Mr. Hanna:
Thank you for your submittal of a preliminary application for a new single-family home located
at the above referenced address. The subject property is presently zoned R-1-6 (Single-Family
Residential) and is designated as Low Density Residential (less than 6 units per gross acre) on
the City's General Plan Land Use Map.
Your pre-application was distributed to the Public Works Department, Building Division,
Planning Division and the County Fire Department. The Planning Division comments are
detailed below and comments from the Building Division and Public Works Department are
enclosed. The County Fire Department did not have any comments at this time. Please note that
a» comments are meant to be preliminary.
The proposed home will require the approval of a Building Permit. The Planning Division will
review the building permit plan submittal for compliance with all applicable zoning
requirements.
Staff is supportive of the proposed architecture and site layout of the home. However, please
modify your plans to incorporate the following items:
Project Summary: Lot coverage includes the first floor of the primary and all accessory
buildings on a lot (measured to the outside surface of exterior walls) including covered
porches and covered decks (measured to the posts). Building coverage does not include eave
overhangs, trellises, or architectural features (e.g. chimneys, bay windows, etc). Please
include the covered porch in your lot coverage calculation.
2. Setbacks:
a. The minimum side yard setback is the greater of five feet or half the height of the
building wall adjacent to the property line. The building wall height for the gabled
end roofs on the second floor are measured as the mean of the wall to finished grade.

Please indicate this calculation on the elevations and the setback of the wall from the
property line.
b. A chimney may encroach into the required side yard no more than 18 inches. The
proposed chimney exceeds this requirement by three inches.
3. Utilities: The overhead utility lines will need to be undergrounded per the Campbell
Municipal Code. Please indicate the location of the proposed utility connection on the plans
and that they will be undergrounded.
