The Planning Division has reviewed your building permit submittal for a first and
second story addition to an existing single-family home located at 926 Cullen Court.
Based upon this review, pursuant to your approved Site and Architectural Review
Permit (PLN2008-69), the following issue needs to be addressed prior to Planning
Division clearance for the issuance of Building Permits:
1. Condition of Approval No. 2a: Please indicate on the second floor plan (Sheet 3) the
use of opaque window glazing on the new second floor office window facing east.

Adopted Resolution No. 3901 granting a Site and Architectural Review Permit for first
and second-story additions to an existing two-story residence on the above reference
property.
This action is effective in ten calendar days, unless appealed in writing to the City Cterk
by 5 p.m. on Friday, July 4, 2008. The time within which judicial review of this action
must be sought is governed by Section 1094.6 of the California Code of Civil Procedure,
unless another statute (such as California Government Code Section 65009 or some
other applicable provision) sets forth a more specific time period.

BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CAMPBELL GRANTING APPROVAL OF A SITE AND
ARCHITECTURAL REVIEW PERMIT (PLN2008-69) TO ALLOW A
RESIDENTIAL ADDITION TO AN EXISTING TWO-STORY SINGLE-
FAMILY RESIDENCE RESULTING IN A .495 FAR ON PROPERTY
OWNED BY HELENE AND MATTHIAS KAMM LOCATED AT 926
CULLEN COURT IN AN R-1-6 (SINGLE FAMILY RESIDENTIAL)
ZONING DISTRICT. APPLICATION HELENE AND MATTHIAS KAMM.
FILE NO.: PLN2008-69.
After notification and public hearing, as specified by law and after presentation by the
Community Development Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission did find as
follows with respect to application PLN2008-69.
1. The density of the residential project will result in a density of 5.5 units per gross acre,
which is consistent with the General Plan land use designation of Low Density
Residential (less than 6 units per gross acre).
2. The project is consistent with the R-1-6 (Single-Family Residential, 6,000 square foot
minimum lot size) zoning district and meets the minimum setbacks, height restriction,
building coverage, and parking requirements of the R-1-6 Zoning District.
3. The project is consistent with the development standards and design guidelines of the
San Tomas Area Neighborhood Plan.
4. The proposed addition to the existing two-story single family residence with attached
garage would result in a total building area of 3,315 square feet and a building
coverage of 27.5%.
5. The existing maximum height of the home is 28 feet and the maximum height of the
proposed addition would be 23.5 ft. where the maximum height limit is 28 feet.
6. The residence incorporates representative architectural features of the San Tomas
Neighborhood including simple rectangular shaped forms, an attached garage, and
composition shingle roofing material.
7. The proposed project is surrounded by single-family residences on the north, south,
east, and west.
8. The project provides four covered and four uncovered parking spaces where a
minimum of one covered and one uncovered parking space are required.
