Pre-Application - 2003July 1, 2003 Mr. Gary Townsend 1350 Peggy Avenue Campbell, CA 95008 Re: Preliminary Application Comments File No.: PRE2003-36 1350 Peggy Avenue Dear Mr. Townsend: Thank you for your submittal of a preliminary application for an addition to an existing single-family residence located at 1350 Peggy Avenue. The subject property is presently zoned R-1-10 (Single Family Residential) and is designated as Low Density Residential (less than 3.5 units per gross acre) on the City's General Plan Land Use Map. The property is located within the San Tomas Neighborhood and is therefore subject to the development. standards and design guidelines of the San Tomas Area Neighborhood Plan (STANP). The proposed addition will require staff level Site and Architectural Review approval by the Community Development Director. This will be accomplished once you submit a building permit application. The Planning Division completed the review of your pre-application and has the following comments regarding your proposal: 1. Site Plan: The following information should be indicated on the site plan: a. All lot dimensions. The lot dimension less any street right-of-way needs to be clearly indicated. b. "Project Data Table" that includes a lot coverage (maximum lot coverage is 35%), a floor area ratio calculation (FAR of .45), and the correct lot size. c. All existing trees on the site should be indicated on the plans and should specify the location, type, size and whether such tree is proposed to be removed or preserved. Please also complete the enclosed Tree Disclosure Statement and submit it with your building permit application. 2. Elevations: The following information should be included on the elevations: a. Clearly distinguish between existing building area and the new building area. b. Plate height of walls, as measured from finished grade. PRE2003-36 ~ 1350 Peggy Avenue Page 2 of 2 c. It is recommended that a more decorative material be used in the large gable wall areas of the residence to reduce the perceived mass of the of the building and d. Visually, the front porch area needs a more substantial support. 3. Floor Plans: The following information should be included on the floor plans: a. Clearly distinguish between existing building area and the new building area. Please reference the enclosed "Site and Architectural Review - Attachment A -Items to be provided on plans." This can be used as a checklist to ensue that all the required information is included on the plans. Your application was distributed to the Public Works Department, Building Division, Planning Division and the County Fire Department. In addition to the Planning Division's comments contained in this letter, please find enclosed comments from the Building Division and Public Works Department.
