Mr. Merrell,
The Planning Division has conditionally approved your sign application (PLN2009-79) for the removal of
three existing "Washington Mutual" wall signs and installation of two new "Chase" wall signs and the
removal and replacement of multiple on-site directional and parking signage on property located at 1605
S. Winchester Boulevard. The two wall signs consist of one row black vinyl neon lit channel letters that
read "Chase" and a blue vinyl neon lit logo. The two wall signs are 36.85 square feet in total sign area
each, including both the lettering and the logo. The multiple directional and parking signage are exempt
from the sign ordinance as presented in the approved plans.
This Sign Permit has been approved subject to the following Conditions of Approval:
1. The applicant shall obtain any necessary building/electrical permits from the Building Division prior
to the sign installation.
2. The proposed sign shall be fabricated and installed per the approved plans dated as received on July
15, 2009.
3. The signs shall be maintained in good condition at all times and shall be repaired or replaced as
necessary.

Dear Mr. Merrell,
Thank you for your submittal of a Sign Permit application to allow two new wall signs and multiple
on-site signage on property located at the above referenced address. After review, I am unable to
approve the signage as presented based on the following issues:
1. Maximum Square Footage: The size of an individual sign shall not be greater than one foot
of sign area for each linear foot of business frontage, on which the sign is located. No sign
shall be greater than 50 square feet. The proposed sign areas for both the north elevation
and west elevation signage shall be reduced to a maximum of 50 square feet; and,
2. Directional Si ng a;;e: Reduce the square footage for signs E04 on Sheet 5 of 8 of the
submitted plans to a maximum of six square feet and remove the business name and logo
from the signs. Remove the business name and logo from signs E05, E06, E07, E08 (both on
sheet 6 of 8 and 7 of 8) and E09.
In order for Sign Permit application approval, please submit revised plans resolving the two
outstanding issues and showing compliance with City Ordinance as described above. Should you
