Summary and Response
1) Desire to have office identification on office towers facing the freeway.
• Staff indicated that under the current Sign Ordinance, freeway-oriented signage
is only permitted for select commercial uses (gas-stations, hotels, commercial
schools, and large retail stores). However, the Planning Division is undertaking
an update to the Sign Ordinance that may review freeway-oriented signage.
Equity office will be added to the stake-holders list for this review.
2) Additional small monument signs along the Campbell Avenue for the shopping
center.
• Staff indicated that any new monument signs would require a modification to
the existing Master Sign Program and a request for a Sign Exception. Staff
request further information regarding the exact need for additional signage and
how it could be accommodated.
3) New "directional" monument signs for the office towers.
• The proposed monument sign(s) do not meet the allowable standards for an
exempt directional sign as specified by CMC § 21.30.040(F): "On-site signs

directing and guiding pedestrians and vehicles on private property, and having a
maximum display area of six square feet.
However, they may be approved subject to a Sign Permit pursuant to the CMC
~ 21.30.080(B)(1) - "Office Development" signage standards: "The total display
area for all signs for any one parcel or commercial center, whichever is less, shall be no
greater than eighty square feet and no single sign shall have a display surface greater
than forty square feet."
4) Number of accessible bathrooms in the office towers.
• Question referred to the Building Official.
5) Removal of trees at office lobbies and hotel parking area.
• Removal of any tree requires a Tree Removal Permit. Application and
instructions given.
6) Verification of number of restaurants and possibility of expansion or increase.
• Staff will update the approved Pruneyard restaurants list and maintain asite-
map indicating current locations.
Existing entitlements (UP 94-19 / M 97-05) for the Pruneyard allow 18 restaurant
tenants, whose locations are tenant-space specific. Reassignment of restaurant
locations require approval of the Community Development Director. Requests
for additional restaurants (more than 18) or significant increases in square-
footage require approval of the Planning Commission.
