Dear Mr. Lackey,
The Planning Division has conditionally approved your sign application (PLN2008-138) for one new wall
sign, a reface of an existing monument sign, the removal of a "Drive-Thru" wall sign, a new height
clearance wall sign, and the installation of multiple on-site directional signage. The proposed new wall is
consists of a 29.79 sq. ft. internally illuminated cabinet sign reading "BBVA Compass" in white letters
with a blue background. The existing 50 square foot monument sign is to be refaced with "BBVA
Compass." All on-site directional signage shall not exceed 6 square feet in area and is prohibited from
advertising the place of business in any way. All all-site parking signage shall not exceed one square foot
in area and is prohibited from advertising the place of business in any manner.
This Sign Permit has been approved subject to the following Conditions of Approval:
1. The applicant shall obtain any necessary building/electrical permits from the Building Division prior
to the signage installation.
2. The proposed signs shall be fabricated and installed per the approved plans dated as received
December 18, 2009.
3. The sign shall be maintained in good condition at all times and shall be repaired or replaced as
necessary.

of balance and scale to the entry element, and it dominates the front entrance. In other
words, the proposed cabinet sign detracts from the uniform appearance of both signage
and building architecture attained with the existing sign style.
City of Campbell CMC § 21.30.030E (Approval of Permit) states that a sign permit shall
be approved provided that:
1. Inspection of the site and the proposed sign and review of the plans disclose that the
signs will comply with all of the regulations of sign ordinance. The decision-making
body may attach the conditions as are necessary to carry out the intent of the sign
ordinance; and,
2. The owner and/or applicant agree to abide by the sign regulations and conditions
imposed.
The Planning Division in reviewing the intent of the sign ordinance, CMC Section
21.30.010, has determined that the proposed wall sign does not meet the intent on two
counts:
1. The signage does not preserve or improve the visual quality of the city as the
proposed signage diminishes the appearance of the buildings front facade, which
was carefully designed to improve the visual quality of the City and its
surroundings; and,
2. The signage does not ensure architectural compatibility with adjacent buildings and
the surrounding environment in that the proposed cabinet wall sign. has
unsuccessfully been designed to be appropriately integrated into the building's
overall design, in particular the front entrance, in an unobtrusive manner.
If you would like to reconsider staff's earlier recommendations, please contact our office
and we will be happy to meet with you to discuss options.
Alternatively, if you so choose, you may appeal this denial decision. An appeal of this
decision shall be made in writing to the City Clerk and accompanied by the $105 appeal
fee within ten (10) calendar days following the date of the decision, on or before 5:00
p.m. Friday, December 18, 2009. Any decision not appealed within the ten-day period
shall be final.
