Pre-App - Expired - 2008Community Development Department April 28, 2008 Colleen Wagner South Bay Preparatory 12861 Pierce Road Saratoga, CA 95070 Re: Pre-application (PRE 2008-03) 901 Campisi Way Dear Ms. Wagner: Thank you for your submittal of a preliminary application for the establishment of a charter school for 350 students (6-12 grades) in approximately 20,000 square feet of an existing 3 story office building on the referenced property. The project site is zoned P-D (Planned Development) and is shown as a mixed land use (Office/Commercial/High Density Residential) on the City's General Plan. The establishment of a school use will require approval of an Administrative Planned Development Permit application (enclosed). The processing time for an application is approximately 45 to 60 days and is considered by the Community Development Director at a public hearing. Due to the size of the proposed school and its location in a previously approved office building the Director would recommend the referral of this application to the Planning Commission for consideration. The following preliminary comments are offered: A) Staff is concerned regarding the adequacy of parking and circulation facilities. A preliminary review of parking facilities indicates a parking ratio of 1:247. It is important that the parking area address the pickup and drop off needs of the school as well as the longer term parking needs of staff and students. B) Need for additional disposal and recycling facilities. C) The impact of outdoor recreation facilities (basketball court) on the use of the parking and circulation areas. Your pre-application was distributed to the Building Division, the Public Works Department and the County Fire Department. Their comments are enclosed. Please note that all comments are meant to be preliminary. Conditions of approval from each department will be developed at the time a formal application is submitted.
