department on February 7, 2011. Please be advised of the following:
Site Conditions: The above referenced property, identified as parcel 288-03-017 on tl-~e
assessment maps of the Santa Clara County Assessor's Office (referenced enclosed map) is
improved with athree-story office building and associated parking areas. This property is
located within the City of Campbell and is subject to the laws and regulations thereof.
Ownership: Our records indicate that the property is currently owned by Campbell Office
Center in care of Saratoga Management Company.
Zoning /General Plan Designations: The property is zoned P-D (Planned.Development) with a
General Plan Land Use designation of Commercial/Prof. Office/Residential (reference enclosed
Zoning Map).
Surrounding Land Uses: The property is surrounded by the following Zoning and Land Use
Districts:

Code Violations: As of the date of this letter, there are no active complaints regarding violations
of the Campbell Municipal Code.
Land Use Entitlements: The office building located on this property was constructed pursuant
to Planned Development Permit PD 81-06, approved by City Council Ordinance No. 1365 on
July 27, 1981 (reference enclosed ordinance). This approval was modified by a Minor
Modification approved by minute action of the Planning Commission on September 27, 1983.
This Planned Development Permit remains in full force and effect as the principal land use
entitlement of this property.
Conformity: The P-D (Planned Development) Zoning District does not specify specific
development standards such as setbacks, height, lot coverage, and floor-area-ratio.
Development standards are determined by approval of a planned development permit.
Allowable land-uses in the Planned Development Zoning District are those determined to be
consistent with the underlying General Plan Land Use designation. The property's
Commercial/Prof. Office/Residential Land Use designation allows a variety of commercial uses,
including those classified as professional office by the Campbell Municipal Code. As such,
pursuant to Planned Development Permit PD 81-06, this property and its use is in conformance
with the Campbell Municipal Code, subject to the standards of the Planned Development
Zoning District set forth by Campbell Municipal Code Sec. 21.12.030.

the Community Development Department, under the authority granted to the Community
Development Director by Campbell Municipal Code Sec. 21.54.060 to delegate certain
regulatory functions to staff members of the Community Development Department.
