Pre-App - Res Add - 2005August 10, 2004 Paul & Nancy Yegge 356 Esther Ave Campbell, CA 95008 Re: Building Plan Check No. BLD2004 - 00987 356 Esther Ave. Dear Mr. & Mrs. Yegge: The Planning Division has reviewed your building permit plan submittal for a new addition and a two car garage to an existing one-story single-family residence located at 356 Esther Avenue. The property is presently zoned R-1-6 and was reviewed based upon the development standards of the R-1-6 zoning district. The following issues need to be addressed prior to a clearance from the Planning Division for the issuance of a building permit: 1. Site Plan -The following revisions need to be made to the site plan: a. Please include avicinity/location map. ~: Please show the distance from the centerline of the adjacent street to the property line. ~__= c: Please show existing trees with a trunk diameter larger than four inches to be removed/retained. ,; .cl: Please revise the proposed total square footage and lot coverage calculations to include the square footage of the new two-car garage in your project summary. 2. Fencing: Please indicate the height and material of the fencing to be used in the front yard. ;__ . 3. Open Space: Each single-family home shall be required to provide a minimum of 750 square feet of useable open space. The area shall be in addition to the required front setback. The recreational area may be occupied by facilities such as a swimming pool, playground equipment, and a patio, porch, or deck provided it is open on at least two sides and not covered by a roof or canopy. No dimension of an area to be counted as open space shall be less than 10 feet. Please indicate the dimensions of useable open space; the area should be shaded gray to clearly depict its area. 4. Utility Connection: Any modification to existing overhead utility lines that directly serve the ,,- ` site, shall be installed underground per section 21.18.140 of the Campbell Municipal Code. "~ Please indicate on the plans that the proposed utility line will be installed underground or file for an underground utility waiver.
