Dear Mr. Pasek:
Thank you for your submittal of a preliminary application proposal for a new
warehouse building on the rear portion of the referenced property at 911 S. McGlincy
Ln. The scope of the project includes a new 6,689 square foot warehouse building,
parking area providing 15 parking spaces, and perimeter landscaping areas.
Zoning: The subject property is zoned M-1-S (Light Industrial) and is designated as
Light Industrial. on the City's General Plan Land Use Map. The proposed building
will require approval of both a Site and Architectural Review Application and a
Variance Application. The applications are enclosed. A processing time of 45-60 days
is typical for a Site and Architectural Approval and Variance and requires
consideration by the Planning Commission through a public hearing process.
The Planning Division completed the review of your pre-application anal has the
following comments regarding your proposal:
1. Operational Description: Please provide additional information regarding the
business operation:
a. Hours of operation.
b. No. of employees.
2. Site Plan: The following information should be indicated on the site plan:

a. The side and rear yard setbacks required in the M-1-S Zoning District
have not been provided.
b. Please prepare a "Project Data Table" that includes the lot size (less any
street dedication), building size, lot coverage calculation, landscaping
calculation, and parking data.
c. Any proposed or existing fencing needs to be shown. The height,
materials and location should be listed.
d. Floor area ratio. The proposed floor area ratio exceed the .40 limitation
provided in the Zoning Ordinance. Please provide a justification for an
exception to this limitation.
3. Building Elevations: The proposed building elevations depict a simple block
building with minimal architectural enhancements. The design features and
architectural quality of recently approved buildings in this neighborhood have
presented a more attractive architectural elevation depicting higher quality
awnings, storefronts, doors and windows. The height and shape of the building
should be oriented to the street frontage. The Planning Commission would
anticipate a building design of a similar quality of that recently approved on
Cristich Lane.
4. Signage: If signage is proposed, a Sign Permit will be required and may be
submitted at the other applications. The sign requirements can be found in the
enclosed Sign Regulations (Chapter 21.30).
5. Pa king: The Zoning Ordinance requires the provision of 1 parking space for each
400 sq. ft. of warehouse area. A minimum of 17 spaces would be required.
6. Landscaping,:
a. Please provide a Landscaping Plan. The plan shall show the type of trees,
size of trees and tree planting detail and irrigation details. The
landscape plan shall substantially conform to the approved site plan and
the City's Water Efficient Landscaping Standards (WELS).
b. Per Chapter 21.26.020 of the Campbell Municipal Code, all developments
within the M-1-S zoning district shall be required to provide for
landscaping a minimum extent of 8 percent of the net site area.
Continuous landscape areas a minimum of 10-feet wide shall be required
along the public street frontages of all developments, excluding

driveways. A minimum 5-foot planter strip shall be provided along
abutting property lines.
7. Trash Enclosure: Provide elevations and design details for any proposed trash
enclosures.
Your pre-application was distributed to the Building Division, the Public Works
Department and the County Fire Department. Their comments are enclosed. Please
note that all comments are meant to be preliminary. Conditions of approval from each
department will be developed at the time a formal application is submitted.
