Dear Mr. Costa,
The Community Development Director has approved your Administrative Planned Development
Permit (PLN2011-85) to allow limited retail sales of automobiles in conjunction with an existing
automobile painting establishment on property located at the above referenced address, subject to
the enclosed Conditions of Approval.
This action is effective in ten calendar days, on May 20, 2011, unless an appeal is received in
writing to the City Clerk by 5:00 p.m. on that date. If an appeal is received, you will be
immediately notified of its receipt.
Please note that as required by Conditions of Approval No. 6 and 7, a City Business License and
Secondhand Dealer Permit are required for this approval to take effect.

following conditions in accordance with the ordinances of the City of Campbell -and the State of
California. Where approval by the Community Development Director, City Engineer, Public Works
Director, City Attorney, or Fire Department is required, that review shall be for compliance with all
applicable Conditions of Approval, adopted policies and guidelines, ordinances, laws and
regulations, and accepted engineering practices for the item under review. Additionally, the
applicant is hereby notified that he/she is required to comply with all applicable Codes or
Ordinances of the City of Campbell and the State of California that pertain to this development and
are not herein specified:

1. Approved Project: Approval is granted for an Administrative Planned Development Permit
(PLN2011-85) to allow limited retail sales of automobiles in conjunction with an existing
automobile painting establishment located at 951 Camden Avenue. The project shall
substantially conform to the project plans and written business description received by the
Planning Division on March 11, 2011, except as may be modified by the Conditions of
Approval contained herein.
2. Approval Expiration: The Administrative Planned Development Permit approval for limited
retail sales of automobiles shall be valid in perpetuity with continued operation of the
automobile painting establishment. Abandonment, discontinuation, or ceasing of operation
of the automobile painting establishment shall result in the voiding of the Administrative
Planned Development Permit approved herein.
3. No Additional Uses: Other than the existing automobile painting establishment and the
approved retail auto sales business, no additional business activity shall be introduced on-
site.
4. Sales Office: All sales activity, other than viewing of vehicles, shall take place within the
auto sales office.
5. Employees: As stated by the approved written description, the employees of the existing
automobile painting establishment shall serve as the employees of the retail auto sales
business.
6. Business License: A business license for the retail auto sales business shall be required prior
to City clearance of a DMV Property Use Verification form.

7. Used Car Dealer Permit: The business owner shall obtain a Used Car Dealer Permit from the
Police Department prior to the issuance of a business license.
8. Number of Vehicles for Sale: At no time shall there be more than three (3) vehicles located
on the property for the purposes of retail sale. The vehicles for sale shall each be placed
within a single parking space and not block access to adjacent parking spaces.
9. Hours of Operation: The hours of operation for vehicle sales office and associated sales
activities shall be restricted to 8:00 AM to 5:00 PM Monday to Friday, exclusive of the
customary and reasonable use of the office for administrative work.
10. On-Site Advertising: There shall be no form of temporary on-site advertising associated with
the retail auto sales business, including, but not limited to, flags, strobe lights, banners, A-
frames, and human sign advertisers.
11. Vehicle Advertising: Vehicles for sale shall only contain the minimum information necessary
as required by the Department of Motor Vehicles. Vehicles shall not be advertised with
painted letters or numbers, streamers, flags, or similar attention grabbing contrivances.
12. Property Maintenance: The owner/operator of the subject property shall maintain all exterior
areas of the business free from graffiti, trash, rubbish, posters and stickers placed on the
property.
13. Revocation of Permit: Operation of the use in violation of the Administrative Planned
Development Permit or any standards, codes, or ordinances of the City of Campbell shall be
grounds for consideration of revocation of the Administrative Planned Development Permit
by the Community Development Director.
14. Noise Standard: Any noises, sounds and/or voices, including but not limited to amplified
sounds, loud speakers, sounds from audio sound systems, and/or music, generated by the
subject use shall not be audible to a person of normal hearing capacity from any residential
property. Public address systems of all types are strictly prohibited.
15. Parking and Driveway: Except as otherwise allowed by Condition of Approval No. 8, all
parking and driveway areas shall be maintained in compliance with the standards in Chapter
21.28 (Parking & Loading) of the Campbell Municipal Code.
