On September 9, 2011, the Community Development Director approved your Administrative
Planned Development Permit (PLN2011-194) to allow limited outdoor display of specific
merchandise on private property associated with the existing business located at the above
address, subject to the enclosed Conditions of Approval.
This action is effective in ten calendar days, on September 19, 2011, unless an appeal is received
in writing to the City Clerk by 5:00 p.m. on that date. If an appeal is received, you will be
immediately notified of its receipt.

The applicant is hereby notified, as part of this application, that he/she is required to
meet the following conditions in accordance with the ordinances of the City of
Campbell and the State of California. Where approval by the Community Development
Director, City Engineer, Public Works Director, City Attorney, or Fire Department is
required, that review shall be for compliance with all applicable Conditions of
Approval, adopted policies and guidelines, ordinances, laws and regulations, and
accepted engineering practices for the item under review. Additionally, the applicant is
hereby notified that he/she is required to comply with all applicable Codes or
Ordinances of the City of Campbell and the State of California that pertain to this
development and are not herein specified:

Planning Division
1. Approved Project: Approval is granted for an Administrative Planned Development Permit
(PLN2011-194) to allow the establishment of an outdoor merchandise display area associated
with an existing furniture and jewelry consignment use (Home Consignment Center) located
within existing speculative commercial space located at 930 W. Hamilton Avenue, Suite
190. The project shall substantially conform to the revised project plan and written business
description received by the Planning Division on September 9, 2011 and July 29, 2011
respectively, except as may be modified by the Conditions of Approval contained herein.
2. Previous Approval: The Conditions of Approval herein are in addition to, and do not
supersede, the Conditions of Approval associated with the Administrative Planned
Development Permit authorizing the establishment of the consignment use (PLN2011-83)
approved by the Community Development Director on April 12, 2011.
3. Administrative Planned Development Permit Approval Expiration: The Administrative
Planned Development Permit approval shall be valid in perpetuity with continued operation
of the consignment center use. Abandonment, discontinuation, or ceasing of operations for a
continuous period of twelve months shall void the Administrative Planned Development
Permit approved herein.
4. Business Hours: The hours of any business activities shall be restricted to Monday through
Sunday from 6:00 a.m. to 11:00 p.m. Except for during an emergency situation; at no time
shall an employee, independent contractor or owner be on site between the hours of 11:00
p.m. and 6:00 a.m. The delivery hours shall be the same as the business hours.
5. Outdoor Display Operating Hours: Outdoor display of merchandise may occur between the
hours of 9:30 AM and 6:00 PM daily.
6. Outdoor Display of Merchandise: The approved outdoor display area shall be no more than
10 feet deep and 33 feet wide, immediately adjacent to the exterior wall of the tenant space
and no closer than 10 feet to a pedestrian ramp. Approved merchandise for display includes,

furniture, and home accessories. Jewelry or display cases are not allowed outside the
building.
7. Si na e: Temporary signage inconsistent with the City's sign regulations, advertising
displays, or attention getting devices are prohibited at all times.
8. Revocation of Permit: Operation of the use in violation of the Administrative Planned
Development Permit or any standards, codes, or ordinances of the City of Campbell shall be
grounds for consideration of revocation of the Administrative Planned Development Permit
by the Community Development Director.
9. Property Maintenance: The owner/operator of the subject property shall maintain all exterior
areas of the business free from graffiti, trash, rubbish, posters and stickers placed on the
property.
10. Parking and Driveway: All parking and driveway areas shall be maintained in compliance
with the standards in Chapter 21.28 (Parking & Loading) of the Campbell Municipal Code.
A total of 403 parking spaces will be provided for the project site.

11. Exiting: The merchandise and any associated equipment, barriers, etc. must not obstruct any
part of any required exit or exit path. CFC Sec. 1020, 1021.1.1.
