BEING A RESOLUTION OF THE PLANNING
COMMISSION OF THE CITY OF CAMPBELL APPROVING
A MODIFICATION TO A PREVIOUSLY-APPROVED
CONDITIONAL USE PERMIT TO ALLOW THE
EXPANSION OF AN EXISTING GYMNASTICS SCHOOL
(WEST VALLEY GYMNASTICS SCHOOL) LOCATED AT
1190 DELL AVENUE IN A M-1-S (LIGHT INDUSTRIAL)
ZONING DISTRICT. FILE NO. M 94-11.

After notification and hearing on the application of Mr. Mark Young, on
behalf of West Valley Gymnastics School, for a Modification to previously-
approved Conditional Use Permit (UP 87-12) to allow the expansion of an
existing Gymnastics School located at 1190 Dell Avenue in a M-1-S (Light
Industrial) Zoning District, as per the application filed in the Planning
Department on November 2, 1994; and, after presentation by City Staff,
proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission
did find as follows with respect to File No. M 94-11:
The 'location of the building and the on ~site improvements shall provide
reasonable vehicular and pedestrian circulation.

A total of 157 parking spaces will be provided which has been
determined by the Planning Division to adequately serve the proposed
gymnastics school and all other uses on. site. The spaces are so situated
that no vehicles will be required to back onto a pub!i'c right~of-~qay.
The proposed expansion does not represent a use that is more intensive
than other uses currently on-site.
No substantial evidence has been presented which show that the project,
as currently presented, and subject to the required conditions, would
have a significant adverse impact on the environment.
Therefore, the Planning Commission, hereby, also finds in conclusion that:
The establishment, maintenance, or operation of the use applied for will
not be detrimental to the health, safety, peace, morals, comfort or general
welfare of persons residing or working in the neighborhood of such
proposed ,use, or be detrimental or injurious to property and
improvements in the neighborhood or to the general welfare of'the City.

The proposed site is adequate in size and shape to accommodate the
walls, fences, parking and loading facilities, landscaping and other
development features required in order to integrate said use with uses in
the surrounding area.

The proposed site is adequately served by streets of sufficient capacity to
carry the kind and quantity of traffic such use would generate.
4. The proposed use is compatible with the uses in the area.
The proposed project is in conformance With the policies contained in
the City of Campbell Zoning Ordinance, and the City of Campbell
General Plan.
Further, the applicant is notified as part of this application that he is required
to comply with all applicable Codes and Ordinances of the City of Campbell
and the State of California that pertain to this development and are not
herein specified.
Approved Project
This approval is for a Modification of a previously approved
Conditional Use Permit (UP 87-12) to add approximately 4,500 square feet
to the existing 9,000 square foot facility located at 1190 Dell Avenue in a
M-1-S (Light Industrial) Zoning District. Development shall be
substantially as shown on the materials listed below, except as may be
modified by conditions contained herein.
· Site and floor plans received by ~the City of Campbell Planning
Department, November 2, 1994.
If at any time the use is not in compliance with conditions herein, or
State, County, or local requirements, the use permit may be revoked
pursuant to Section 21.72. 110 of the Campbell Municipal Code.

Parkin~
A total of 34 parking spaces must be maintained in conjunction with the
use. One space shall be designated and striped for handicap access use
adjacent to or near the entrance of unit 'T'.
Building Division
The applicant shall comply with the Building Division memorandum
dated November 11, 1994 (attached).
