BEING A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF CAMPBELL RECOMMENDING APPROVING A
ZONE CHANGE FROM R-3-S (MULTIPLE FAMILY
RESIDENTIAL/HIGH DENSITY RESIDENTIAL) TO PD (PLANNED
DEVELOPMENT) ON PROPERTY LOCATED AT 346 AND 356
UNION AVENUE IN A R-3-S (HIGH DENSITY RESIDENTIAL)
ZONING DISTRICT. FILE NO. ZC 93-01
After notification and public hearing as specified by law on the application of
Mr. Chao Wu, on behalf of Chalet Woods, Inc., for approval of a Zone Change
from R-3-S (Multiple Family Residential/High Density Residential) to PD
(Planned Development) on property located at 346 and 356 Union Avenue in
a R-3-S (High Density Residential) Zoning District, as per the application filed
in the Planning Department on March 3, 1993; and, after presentation by the
City Staff, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission
finds as follows with regard to Application No. ZC 93-01:
The proposed zoning will be compatible with the surrounding
zoning and land uses and
o
The proposed development will clearly result in a more desirable
environment and the use of land that would be possible under any
other zoning classification.
Based upon the foregoing findings of fact, the Planning Commission further
finds and concludes that:
The use will be compatible with the General Plan of the City of
Campbell and will aid in the harmonious development of the
immediate area.
Based upon the foregoing findings of fact, the Planning Commission further
finds and concludes that the City Council grant a Negative Declaration for
this project and that a Zone Change be approved per Exhibit "A.'
Further, the applicant is notified as part of this application that he is required
to comply with all applicable Codes and Ordinances for the City of Campbell
and the State of California which pertain to this development and are not
herein specified.
